About "PJ" Patrick James

I come from a family of 7 kids. I am the oldest boy. I have two older sisters, two younger sisters, and two younger brothers. My name is Patrick James and this is how I did it - and you can too!

I did my first Lease/Option in 1986. I had just graduated from college, moved back to the town I grew up in and needed a place to live. Since I didn’t have any cash or credit (being right out of college) I decided to see if I could find someone who would sell me their house on a lease/option. I made 48 offers and got 48 "NO’s," but on the 49th offer I got a yes. I refinanced the house 36 months later, paid off the people I was buying it from and made over $100,000 based on the equity! I thought since that worked so well, I would try it again, only this time it would be for someone else who wanted to buy a house. I positioned myself with some of the greatest people in the country who specialize in Lease Options and I have since been involved in over 100 Lease Option properties. Everywhere I go people want to know how to get started, or how I did it - If you want to have what I have, do what I do! I generate over $100,000 per month in profits because of the people I have surrounded myself with and by being PRO-ACTIVE; Going out there and making it happen!

I believe that to whom much is given, much is required and in life. The more you give, the more you get. I now want to give back and share with others who have the burning desire and passion for a financially independent life. I have now become the teacher instead of the pupil. I have now, for the first time, put together a program which encapsulates over 20 years of experience in the real-estate Lease/Option field – “PJ’s Lease/Option Program”. I help people buy houses with basically nothing down and let them participate in growth of equity. It is absolutely a win/win program! The tenants are purchasing the house from day 1 and therefore I have no traditional landlord issues. I have never had a problem with a tenant, especially since they are participating in the equity of their house.

In March 1997, I sold a house on a Lease/Option contract to a gentleman by the name of Earl Brydson. Earl asked me if I would like to learn how to invest money in the stock market (now the stock market to me, is kind of like going to Vegas only without the show the dinner). Earl had just gotten a job as a seminar coordinator for a company that did seminars on the stock market, and he invited me to one of their seminars.

I took $1,500 and started investing in the stock market. It didn’t take me long to figure out the way to make $$ in the market is simple – Don’t Lose! I studied the most successful people I could find and realized they all did basically the same thing – sold options on the stocks they own - WOW! That is exactly what I was doing in Real-estate – selling options on houses I owned. I surrounded myself with everyone I could find who was successful at this strategy – It’s not what you know but sometimes who you know! I asked a lot of questions, started a “Master Mind” group, and soon perfected selling options in the stock market, and made as much $$ doing that as I did in real-estate. As a result of my learning and successes in investing, I have also developed “PJ’s Stock Market Program”.

Needless to say, the money a person earns is only as good as how much they keep! “Uncle Sam” was taking a HUGE chunk of my profits until I met another mentor in my life. I actually was introduced through a very good friend, Stan Barker, to a former Senior Trial Attorney for the IRS (former is the key word there). Again, not knowing anything about taxes, other than I need to pay them, I was able to associate with the top tax attorney in the country and my taxes went from over $55,000 per year to under $10,000 per year! Remember, it’s not what you know; it’s who you know – at least initially! I have been invited to speak to groups all over the country, to teach them how they too can save thousands on their taxes. I speak on the lecture circuit with other individuals such as: Donald Trump, Robert Kiyosaki, Tony Robbins, Magic Johnson, Mark Victor Hanson, George Forman, Robert Shemin and many more…

As a former 6th grade school teacher, and a self made millionaire, I know I can teach anyone who truly has the desire (like I did) to become 100% financially independent and save $1,000’s on their taxes in the process. I know all the right people!
